Visma Sirius acquires Kodia Oy – Start Up Fund Joensuu among early investors

Visma Sirius, a provider of software solutions for the real estate sector, has expanded its operations by acquiring Kodia Oy, a Joensuu-based real estate software company. The acquisition was completed on October 1, 2025.

With the acquisition, Visma Sirius strengthens its position as a leading provider of comprehensive property management solutions. Kodia is particularly well known for its enterprise resource planning system designed for rental and property management needs. The company has grown rapidly and received excellent feedback from customers for its modern user experience.

“Our goal is to accelerate the digitalisation of the real estate industry. Kodia’s modern technology complements our product portfolio perfectly and strengthens the role of AI-powered services in our customers’ daily operations,” says Miia Vanninen, CEO of Visma Sirius.

Visma Sirius is the market leader in property management software with its Tampuuri solution, which is used by more than 350 customers for a wide range of property management needs. Kodia’s system provides a modern and flexible alternative that serves various scales of operations. Together, the companies can offer solutions for the entire market — from private landlords to large real estate companies.

Kodia’s CEO Heikki Kärki sees the acquisition as an opportunity to accelerate development:

Combining the strengths of both companies

The digitalisation of the real estate sector has accelerated significantly in recent years. Urbanisation, the growing demand for flexible workspaces, and the increasing popularity of rental housing are creating strong demand for software that enhances property management and makes tenants’ lives easier.

“The acquisition is part of our growth strategy, through which we aim to offer the most comprehensive and modern solutions on the market. Together, Visma Sirius and Kodia will enable our customers to manage properties and rentals even more efficiently — powered by artificial intelligence,” Vanninen explains.

The acquisition also brings together two company cultures.

We have a track record of successful integrations in previous acquisitions, and ensuring a smooth and fair employee experience remains a top priority,” Vanninen adds.

Start Up Fund Joensuu supported Kodia’s growth

Kodia’s strong leadership in mobile technology, compared to its competitors, further strengthened the investment decision.
